Buyers
Whether you're a first-time buyer or looking to move up, I'll walk you through every step. Here's what the process looks like and how I help.
Before we start looking at homes, you'll want to get pre-approved by a mortgage lender. This tells you exactly what you can afford and shows sellers that you're a serious buyer. I work with trusted local lenders who can walk you through your options.
Let's talk about what matters most to you. How many bedrooms? What neighborhoods feel right? What's your budget for monthly payments? I help you prioritize so we focus our time on homes that actually fit your life.
I'll schedule showings around your availability, including last-minute requests when possible. I point out things you might not notice, the good and the not-so-good, so you can make informed decisions.
When you find the right home, I'll prepare a competitive offer backed by local market data. I negotiate on your behalf and make sure you understand every term before you sign.
Once your offer is accepted, we schedule inspections. If issues come up, I help you navigate repair requests, credits, or renegotiations so you're not overpaying for unexpected problems.
I walk you through the final walkthrough and review all closing documents with you so nothing is a surprise. The week before closing, work through my pre-closing checklist so utilities, movers and address changes are all handled. Then you get the keys. That's the moment I love most.
Buying your first home is exciting and sometimes overwhelming. I specialize in helping first-time buyers understand the process, avoid common mistakes and feel confident at every step. You don't need to figure this out alone.
Let's TalkCommon Questions
It depends on the loan program. Some conventional loans allow as little as 3% down. FHA loans require 3.5%. You'll also need funds for closing costs, typically 2 to 5 percent of the purchase price. I connect my buyers with lenders who can break down the exact numbers for your situation.
Waiting for lower rates often means competing with more buyers when rates do drop, which can drive prices up. The best time to buy is when you're financially ready and you've found the right home. You can always refinance later if rates improve.
Most homes have some issues. The inspection helps us understand what they are and how serious they are. We can negotiate repairs, ask for credits, or adjust the price. Having a knowledgeable agent helps you make smart decisions about what to ask for and what to accept.
If the appraisal is below the agreed price, we have options. We can renegotiate the price, make up the difference in cash, challenge the appraisal, or in some cases walk away. I guide my clients through this situation so they don't feel stuck.
