Conditions vary by community. Here is a snapshot for each area I track closely, updated with the freshest publicly available data as of late September 2026. The most recent published Freddie Mac survey, released September 24, holds the average 30-year fixed mortgage rate at 7.03%, the first time above 7% since early 2025, with the 15-year at 6.42%. Nationally, August existing-home sales ran at a seasonally adjusted annual rate of 3.98 million, the first month below 4 million since June 2025, with inventory at a 4.9-month supply, the most since November 2015, and the national median price at $429,100, up 1.6% year over year. New-home sales for August, also released September 24, ran at a seasonally adjusted annual rate of 684,000, up 6.4% from July, with the median new-home price at $393,700, down 5.8% from a year earlier as builders adjusted prices to move inventory. On the county level, Cook County's most recent three-month read puts the median near $389,000, up about 5.1% year over year, while Will County's average home value sits near $376,816, up about 2.7%, with the latest closed-sale median near $372,700 and for-sale inventory up roughly 96% from a year earlier. A quick note on the numbers: sources vary by methodology, and no finalized September MLS dataset is published yet, so figures reflect the most recent available city-level and source reports.

Northwest Indiana continues to attract buyers from Illinois and across the region, and the latest numbers show a supply-constrained market rather than a soft one. Lake County's most recent read puts the median sale near $296,009 in August, up about 3.9% year over year, with new listings down about 25%, pending sales down about 29% and homes selling about 12 days faster than a year earlier. Porter County's Redfin snapshot runs near $334,000, up about 6% year over year. At a 30-year rate of 7.03%, buyers are payment sensitive and choosy. Here is the current picture.
